Design Process

Our design process is led by our team of experienced architects and designers, who work closely with our clients to understand their vision and goals. We take a collaborative approach to design, ensuring that our clients are fully involved in the process and that their feedback is incorporated at every stage.

Project Stages

Our project stages are carefully designed to ensure that every phase of the process is meticulously planned and executed. Our stages include:

Stage One: Feasibility

At this stage, we listen to our clients' ideas and formulate a design brief. We advise on time scales, project budgets, local authority statutory requirements, and if necessary, the need for additional consultants.

Stage Two: Concept Design

In this stage, we prepare outline design proposals in response to the clients' brief, as well as a comprehensive draft budget appraisal and program schedule.

Stage Three: Scheme Design (Planning)

Once the scheme is signed off, we submit a planning application to the local authority. We conduct a planning history of the site and surrounding areas to ensure that the scheme adheres to planning policy and local policy requirements.

Stage Four: Detail Design

At this stage, we work up the design to ensure that it is fully compliant with Building Regulations. We prepare outline specification documents, cost information, and project strategies for tendering by potential contractors.

Stage Five: Construction Phase

Once a price and contractor have been appointed, we set up a standard form of building contract between the client and the main contractor. We then work with the builder and subcontractors, in accordance with the construction program.

Stage Six: Project Completion

At this stage, we oversee the final stages of the building and fitting-out works, ensuring that the vision created by the client and architect is realized.

Stage Seven: Post-Contract Monitoring

On completion of a project, our clients may request that we evaluate the building's performance when they are in residence. We can then advise if any alterations or improvements are necessary.
