Established in 1996 by Nicholas Warns, our practice has grown into the award-winning team that we have today. As a small and friendly team based in our cottage-style office in Norwich, we work together to ensure that our clients are supported and receive the highest level of service. We are award-winning conservation architects specialising in historic and listed buildings, and our expertise lies in providing a bespoke service that meets the unique needs of each project.
Our approach is centered around our clients, and we pride ourselves on building strong relationships with them. We offer a free initial consultation to discuss your requirements and ensure that we fully understand your needs. You will then receive a detailed proposal outlining the agreed services and associated fees. Once accepted, a detailed programme with dates for delivery will be issued, and an architect will be appointed who will communicate with you throughout the project and ensure that any agreed changes are accommodated.

Our services include Ecclesiastical Building Services, Historic Building Services, and more. We provide the best combination of modern business systems, technical services, and digital resources, featuring strong project and budget management, precise architectural surveys and digital modelling, historical and archaeological research, and expert knowledge of traditional materials.
Our Expertise
We have excellent specialist knowledge of traditional materials, including leadwork, stone and flint, stained glass and metalwork, pantiles and brick, lime mortar and decorative plaster, carved timber beams, and thatch roofing. We deliver high-quality results through collaboration with professional experts and skilled artisans, historians, and archaeologists, using the best traditional materials and innovative techniques. We also have excellent Computer Aided Design systems and digital media facilities to support our work.
Our Team
Our team is led by Nicholas Warns, experienced in historic building repairs and an active Trustee of the National Churches Trust. Samuel Roe, Architectural Assistant, supports Nicholas in the practice. We also offer an in-house CDM Principal Designer service, which can be provided if required.
